In 1835, an English peer by the name of John Paget got his
first look of Buda and Pest from the crest of Gellert Hill. Of
what he saw there he wrote as follows: "Buda with its blue
chain of hills, Pest with its yellow plain, and the majestic
Danube with its green isles were all sprawled out at our

city with satisfaction: "Pest was conceived in an orderly
manner, the city plan was elaborated with proper circum-
spection. The main thoroughfares leading in every direction
from the centre of the town are broad and straight." The
haphazardness of Buda, however, was less to his liking.
"There is no sign of planning. The streets are neither cen-
tralized nor straight; consequently, the town has no core,
and in its network of streets, one will find nothing that re-
sembles order. The reason for this is the unfavourable soil
and the fact that the roads are cut off by hills, preventing the
population from building their houses in a rational manner."
Whether we think of the past or the present, the descrip-
tion is faithful. Whether to its advantage or otherwise, Pest
is comparable to other big cities lying on the plain. But Buda
is unique, like Stockholm, Istanbul, or Rio, and this is due
precisely to its "disorderliness". Pest may expand without
constraint, but Buda is bound by the surrounding hill coun-
try. In the course of its development, Pest has smothered
and devoured its environment, as most big cities do. But
even today, Buda is inseparable from it, despite the fact that
the "peaceful coexistence" between man and nature is being
increasingly threatened. More and more houses are appear-
ing on the formerly sparsely populated hillsides, and the ten-
tacles of urbanization feel their way not only upward: they
bore their way into the remotest hollows of the valleys.
Small plots of land are being congested by large houses, and
even sometimes entire neighbourhoods; the gardens are
shrinking, the woods receding into the distance. New roads
are being built, public utilities, service accommodations es-
tablished.
Nevertheless, Buda continued to be characterized not so
much by its wreath of hills as by the fragmentedness of its
inner area. It has no rational geometrical scheme. The inner
city hills - Rozsadomb, Naphegy, Varhegy (Castle Hill),
Gellert-hegy and Sashegy, - which boast perhaps the
world's only big city nature conservation area, divide the
body of the town into sections, thus giving the whole a diver-
sified, exciting aspect. The old sixteenth-century Italian say-
ing according to which the world has three gems: Venice on
the water, Florence on the plain, and Buda on the hill, in all
probability still holds true, and so does the ironic saying of
Hungarian architects, according to which the natural en-
dowments of Buda are so beautiful that even they, the ar-
chitects. can't wipe them out completely.

About BUDAPEST
In 1835, an English peer by the name of John Paget got his
first look of Buda and Pest from the crest of Gellert Hill. Of
what he saw there he wrote as follows: "Buda with its blue
chain of hills, Pest with its yellow plain, and the majestic
Danube with its green isles were all sprawled out at our
feet... and we sat for some time, enthralled by all that
beauty... One hundred and fifty years have passed since the
ousting of the Turk, and in this space of time, the city has
risen from squalid ruins to become one of the great cities of
Europe. Pest owes its progress not to the good will of a
benevolent ruler, but to its natural endowments and the en-
ergy of its people... It lies on the banks of a river that
traverses half of Europe, and may expand unbounded in
every direction. All this leads one to anticipate a splendid

Az 1980-as eveket a kisebb utemben, de meg mindig folyamatosan novekvo
GDP es harom ev kivetelevel csokkeno beruhazas jellemezte. A beruhazasi
rata 20-28 % kozott valtozott.
A kozponti dontesu beruhazasok aranya 1989-ig 20,8 %-ra esett visssza.
Az 1989-ben kezdodo, napjainkat is jellemzo atalakulasi idoszak ket
periodusra bonthato:
1989-92. kozott a gazdasag teljesitmenye drasztikusan visszaesett. E harom
ev alatt (1989 =3D100) az ipari termeles volumene 32,5 %-kal, a GDP 15,8
%-kal, a nemzetgazdasag beruhazasai 21,8 %-kal csokkentek.
Az 1993-94-es evek, ill. 1995. eddig eltelt idoszakanak jellemzo jegyei a
stabilizacio es a tartos novekedes. Az elmult ket evben az ipari termeles
volumene 13,6 %-kal, a nemzetgazdasagi beruhazasok volumene 11 %-kal
emelkedett, es a GDP negy evi folyamatos csokkenes utan 1994-ben -
elozetes szamitasok szerint - 2 %-kal nott.
Az elmult ket evben megindult novekedes ertekelesenel figyelembe kell
venni, hogy egy rendkivul drasztikus merteku visszaeses utan kovetkezett
be, igy az 1994. evi ipari termelesi szint a 16 ewel ezelotti (1978. evi),
a GDP a 17 ewel ezelotti (1977. evi), a beruhazasi szint a 20 ewel
ezelotti (1974. evi) teljesitmennyel azonos.
Az ev otodik honapjaban a Budapesti =90rtektozsde tovabbra is jelentos
azonnali forgalmat regisztralt, mikozben az arfolyamok a honap
elejen tobbnyire emelkedtek, majd stagnaltak.
Az azonnali forgalom aprilishoz kepest 1 milliard forinttal csokkent, az
viszont kedvezo, hogy a reszvenyforgalom aranya 33%-rol 40%-ra nott. (A
reszvenyek a tozsden jegyzett ertekpapirok neverteken szamolt ertekenek
azonban csupan 8%-at, a kapitalizacionak pedig 19%-at adjak.) A tozsde
hivatalos reszvenyindexe - a BUX - egy honap alatt 5,4 %- kal erosodott,
majus vegen 1443,16 ponton zart.
I. Azonnali piac
Reszveny
Majusban a reszvenypiacon 7,4 milliard forintos forgalom mellett az
arfolyamok valtozoan alakultak, de tobbnyire folytatva aprilisi jo
szereplesuket, tovabb emelkedtek.
Tovabbra is jelentos az automatikus kereskedesbe bevezetett reszvenyek
(Danubius, Globus, Pick, Primagaz, Soproni Sorgyar, Pannonplast,
Egis, Global, Graboplast, Pharmavit, Richter Gedeon) forgalombol valo
reszesedese. Majus honapban a reszvenypiaci uzletek 75%-at erre a
tizenegy automatikus papirra kotottek, artolyamerteken szamolt
forgalomban pedig aranyuk 80% volt. A bevezetesi kategoriak alapjan
szetvalasztva a cegeket a magasabb szintu kovetelmenyeknek megfelelo 14
jegyzett ceg adta az uzletek 70%-at es a forgalom 83%-at.
P/E mutato 14,34-rol 17,34-re nott,=20
P/BV a honap vegen 1,22 volt,
az osztalekhozam 4,21-rol 4,37-re emelkedett.
A reszvenypiac kapitalizacioja 4%-kal nott, majus vegen 174
milliard forintot (1,4 milliard US dollar) tett ki.
A honap legkeresettebb papirjai:

Allampapirok
A mult honapban az allamkotvenyek piacat aprilishoz kepest
3-szoros forgalomnovekedes (6,5 milliard Ft) jellemezte. Viszont
aprilishoz kepest a kincstarjegyek forgalma a felere esett vissza (4,1
milliard Ft), ami a majusi teljes forgalomnak 22%-a volt.
Befektetesi jegyek
Majus honapban 32 befektetesi alap jegyeire arfolyamerteken 37 millio
forint ertekben kotottek uzletet a tozsde parkettjen. Ez aprilishoz kepest
50%-os csokkenest jelent, es nem eri el az osszes forgalom 0,2 szazalekat,
mikozben a befektetesi jegyek a tozsdei kapitalizacio 4%-t adjak.
Karpotlasi jegy
A karpotlasi jegyek forgalma aprilishoz kepest 13 %-kal novekedett. A
forgalmazott darabszam majdnem azonos, de az arfolyam 15%-kal erosodott.
Arfolyamerteken 302 millio forint forgalmat bonyolitottak a B=90T parkettje=
n
a brokerek majusban. A havi zaroar (236 Ft) a nevertekre (1.742 Ft)
vetitve csak 14%-os arfolyamnak felel meg. A 28 milliard forintos
kapitalizacio a tozsdei teljes kapitalizacionak 3%-at jelenti.
Vallalati kotvenyek
Hosszu ido ota eloszor kereskedtek vallalati kotvenyekkel a tozsden a
brokerek. Osszes forgalmuk 5 millio forint volt, amit ket uzletkotesben az
EBRD es a WVM 96/I. kotvenyere realizaltak.
HATaRIDoS PIAC
A BET uj piacan majusban osszesen 315 millio forintos forgalmat
regisztraltak a termekek arjegyzoi. A nyitott kotesallomany a honap vegen
360 kontraktus volt.
Kincstarjegy
A hataridos piac forgalmanak meghatarozo termeke - az elso honaphoz
hasonloan - a 3 honapos diszkont kincstarjegy volt. Az osszforgalomnak a
80%-a (252 millio Ft).=20
BUX
A legkisebb kotesegyseg (BUX* l00Ft) es a hazai piacon ujdonsagnak
szamito hataridos termekre majusban 14 millio forint ertekben szulettek
uzletek. Ez a majusi forgalomnak csupan 5%-a, viszont a nyitott poziciok
szama (118 kontraktus) a masodik legnagyobb a piacon. Az elszamolo arak
minden lejaratra csokkentek, ami osszefugghet azzal, hogy a BUX azonnali
ertekenek aprilisban tapasztalt dinamikus novekedese megtorpant.
A BUX kosaraban szereplo 17 papir (Danubius, Domus, Dunaholding, Egis.
Martfi Sorgyar, Fotex, Global, Globus, Goldsun, Graboplast, Inter Europa
Bank, Pannonplast, Pick, Primagaz, Richter Gedeon, Skala-Coop T, Zwack) a
tozsde reszvenyforgalmanak csaknem egeszet, 95%-t reprezentalta majus
honapban.
Devizak (DEM, USD)
A BET hataridos devizapiacan a marka jatszotta a vezeto szerepet. A nemet
markara 18 uzletkotesben 26 millio Ft, dollarra pedig 17 uzletkotesben
22 millio Ft ertekben szulettek kotesek, utobbibol foleg a kozelebbi
lejaratokra, markabol pedig a majusi es szeptemberi lejaratra. A DEM
nyitott kotesallomany 8,4 millio Ft-ot, az USD pedig 18,6 millio Ft-ot
tett ki a honap vegen. A honap vegen a marka es a dollar szinte minden
hataridore gyengult a forinttal szemben, illetve az utolso lejaratra
stagnalt az arfolyamuk.
Tozsden kivuli piac
1995 marciusatol lehet a Budapesti =90rtektozsde keretein belul az OTC
piacon levo 7 leglikvidebb tarsasag 11 reszvenysorozataval kereskedni.
A tozsdei szabadpiacon tovabbra is csak a toredeket forgalmazzak ezeknek
a papiroknak. Majus honapban az osszes forgalom 0,1 %-t bonyolitottak a
tozsden, 9 millio forint ertekben.
A tozsden kivuli reszvenyforgalom a brokercegek lejelentett statisztikai
szerint majusban 11 milliard forint volt, ami ketharmada az aprilisi
ertekeknek es a teljes reszvenypiaci forgalom 60%-at jelenti. A legnagyobb
forgalmat a privatizacio elott allo OTP Bank es a MOL Rt torzsreszvenyei
ertek el. A statisztikak szerint e ket papir adta az OTC reszvenyforgalom
80 %-t, a tozsdei bevezetes kuszoben allo HUMAN Rt.
papirjaira alig volt uzletkotes.
A tozsden kivuli piac, 73%-a a teljes majus havi ertekpapirpiaci
forgalomnak.

ToZSDENAPLo
Kozeleg az aratas ideje, es nemsokara itt az igazsag pillanata.
Minden jel szerint mintegy 4 es fel - 5 millio tonnas buzatermesre
szamithatunk, mely joval tobb, mint eleg. Akik nem kotottek
eloszerzodest a feldolgozokkal, szivhatjak a fogukat. Akik viszont
junius 15-ig bejelentettek a tenyleges (!) vetesteruletet, a megyei
foldmuvelesugyi hivataloknal, hektaronkent 2 egesz 4 tized tonnanyi
B1-es mamibuzaert 8800 Ft/ha garantalt arat kapnak. Ha csak jovo
marciusra kivanjak felvasaroltatni a buzat, 9150 Ft/t arat garantal
az allam.
Aki azonban a tozsden adja el termeset, jobban jar. Az uj
termesu, juliusi buza jegyzese majus vegen tonnankent 10250 forinton=20
zart (elvileg Budapestig szallitva). Jovo marciusi hataridore majus
vegen 13500 forinton allt meg a kurzus (arfolyam-sorozat). Az
aralakulas ket szelso merfoldkove kozott "hosszu az ut", igy az
augusztusi arfolyam 10480 forint volt, szeptemberre pedig 10680
forinton kinaltak a buzat. Az oktoberi kurzus sokaig 11250 forinton
alldogalt, majd csupan 10 forintos csokkenessel reagalt a varhatoan
bo termes hirere. A decemberi hataridore szolo buzajegyzes is sokaig
tarott volt, majd majus vegen hirtelen tonnankent 40 forinttal, 12350
forintra esett. A kukorica piacan nem sokat "kukoricaztak" a
brokerek (eladok), igy tonnan kent 11500 forinton szinte befagyott a
juliusi jegyzes. Az uj termesu, oktoberi kukorica aranak grafikonjat
akar vonalzoval is meghuzhattak az arelemzok, megpedig 10700
forinton. A szeptemeberi kurzust tonnankent 10830, majd 10800 forint
jellemezte, vegul 10750 forintra szallt ala a tozsdei homero
higanyszala. A decemberi 10950 forintert vett kukoricat viszont 12100
forintert lehetett marciusra eladni.=20
A Hustozsden Vagosertes I. kategoriaban novemberre es
decemberre 176 Ft/kg szintre csokkent az arfolyam, mig a 100 kg
feletti atlagsulyu Vs.II. kategoriaban juniusra 157 Ft/kg,
augusztustol oktoberig terjedo szallitasi hataridokre 160 Ft/kg aron
kinaltak az arut. Decemberre 162 forintos szinten allt be a kurzus,
es valoszinuleg -roveid tavon mindenkeppen- tartott marad.
